SUMMARY
The Global Lead for Workplace Design and Occupancy Planning is a key contributor role within Global Real Estate and Facilities Management that is directly responsible for innovative interior architectural design and space planning with a focus on sustainability, capital budgets and related vendor relationships, construction project management, and ongoing real estate demand planning that will optimize real estate spend and support flexible work arrangements. The Senior Project Manager will have additional responsibility to collaborate across the ANSYS Operating System to drive a variety of strategic initiatives including but not limited to the development of global space planning guidelines, site tiering strategies, the implementation of an IWMS for space planning and management, and consultation on M&A real estate strategy. Ability to effectively communicate and collaborate with individuals at all levels of the organization, as well as external vendors is essential. Access to sensitive data in this role requires strict confidentiality. The contributor is responsible for providing services and support. RESPONSIBILITIES

  • Interior space planning and architectural design including ad hoc test fits for internal use as well as managing external A&E vendors.
  • Develop and manage capital budgets for new builds / renovations in partnership with Ansys Real Estate and Facilities Field Teams.
  • Remote and onsite project management as required; business travel includes domestic and international travel for larger builds only.
  • Incorporate green building concepts and new ways of working into new office builds and major renovations.
  • Support the Director of Global Real Estate and Facilities in various real estate activities including, but not limited to site strategy, occupancy reporting, and annual planning.
  • Lead the implementation of an Integrated Workplace Management System including poly-lining and naming conventions for IWMS.
  • Collaborate with stakeholders globally to gain business intelligence, and create long term strategies for new ways of working.
  • Create and or coordinate with outside vendors to maintain accurate floor plans and occupancy data utilizing AutoCAD and IWMS. Includes conducting audits to verify employee locations, furniture layouts and maintaining up to date as-built drawings.
  • Drive the development of global space planning guidelines and regional tool kits in collaboration with Regional Heads of Real Estate and Facilities, as well as shared services leadership.
  • Support the Regional Heads of Real Estate and Facilities in site selection, feasibility analysis, fit-out cost analysis, employee engagement, design planning and construction project management.
  • Engage project team and stakeholders to gather programming information and move requirements.
  • Synchronize timing of office modifications, furniture installation and employee relocation.
  • Develop and coordinate move plans around space assignments, occupancy plans, construction requirements, project costing and schedule.
  • Assist the Global Director of Real Estate in preparing Senior Leadership presentations for new / unplanned capital projects.
  • Knowledge of tenant improvement construction processes, interior design best practices, commercial office leases, and building codes and regulations are preferred.
  • Collaborate with various members of the Accounting, Tax, Legal, Procurement, and Financial Planning & Analysis (FP&A) teams to ensure competitive bidding, best in class contract negotiation, accurate accounting, timely payment processing, and effective budget tracking of major capital projects.

MINIMUM QUALIFICATIONS

  • Bachelor’s Degree in Architecture
  • A minimum of 5 years of experience in space planning and design.
  • A minimum of 3 years of experience in LEED design / certification.
  • Experience in using an IWMS or similar tool required.
  • Project and vendor management experience required.
  • Strong financial and business acumen in multiple cultural environments.
  • Microsoft Office – Intermediate to advanced experience in Word, Excel, and PowerPoint.
  • Willingness and ability to take ownership of requests, prioritize and meet deadlines.
  • Advanced organizational skills and details oriented with a strong customer service ethic.
  • Ability to communicate effectively in English, both verbally and in writing.
  • Successful candidates will demonstrate independent thinking, cultural sensitivity, creative problem solving, diplomacy and change management skills.

PREFERRED QUALIFICATIONS

  • Real Estate Data Management System experience is an advantage.
  • Additional professional registration, industry certification or Master’s degree a plus.
  • Experience with implementing an IWMS tool is a plus.
  • Should be able to work on the phone and computer for an extended period of time.
  • Domestic and international travel required: Employee could be sent on assignment for up to 1 week in one month during peak development activity, but average travel will be 1 week or less of travel per quarter.
  • Detail oriented with a proven ability to effectively handle multiple projects concurrently.
  • Understanding of software or other technology industry as a business. Public company experience is preferred.
